We would be pleased to help you. We will discuss your requirements and ask some questions about the property, preparing a marketing report, setting out our marketing recommendations and costs in advance of instruction.
If you are happy to proceed, the agreed actions in the report are put into place, a sale or letting board is ordered and the property goes live online.
We use Estates Gazette Propertylink as a primary route to market – we consider the best of the big property portals.
An early conversation with us will allow us to understand what your interests and specific requirements are. We can conduct searches alone or in conjunction with you.
Fee structures are agreed in advance so that there are no hidden or unexpected charges. Once a property has been identified, we attend viewings and conduct all negotiation with the seller or landlord from an informed, professional position. We can highlight potential pitfalls and issues that need to be dealt with before you enter into a commitment.
Throughout, the aim is to act in an informed way to maximise the opportunities that a property offers from Day 1. Our involvement continues right up to Completion of the legal agreement.
We don’t usually deal with residential property unless it is part of a commercial block, or held on a commercial lease, such as a flat above a shop.
Don’t ignore it. A Notice such as this is an indication that your lease is likely to benefit from Security of Tenure under the Landlord and Tenant Act 1954. Security of Tenure can serve to protect your rights at renewal, so consult us at an early stage to understand your options.
Failure to respond to the notice within appropriate timescales can lead to loss of certain renewal rights, so better to take advice and be informed.
We don’t deal with dilapidations or Surveys ourselves, but we can usually recommend someone to help you in a variety of areas such as dilapidations, asbestos surveys, energy assessment and other specialist fields.
Yes we can. In these cases we would agree the scope of the valuation and fee with you directly, and would then receive instructions directly from the SIPP provider.
Your pension provider may have very specific requirements that we need to comply with. All Valuations are prepared in fully compliant ‘Red Book’ form suitable for use by SIPP Providers.
